Bhandup enjoys an excellent location within the city with good rail and road connectivity and the greenery of the national park to the west, but the property rates are still lower than the surrounding suburbs of Mulund, Kanjur Marg, Powai and even Thane. This is all going to change very soon. With large slum rehabilitation projects now underway, and with the metro set to come soon, Bhandup is about to transform.
Bhandup – how it used to be
Even 5 Years back, Bhandup was majorly known as an industrial zone. Most of the city’s raw material requirement like aluminium, plywood, mirrors, metalwork, electrical wiring etc is supplied from here. Apart from small factories which produce them, there are a few big players like Asian paints, CEAT Tyres etc which provide the major source of livelihood for the people around the area.
The story today
The release of industrial land along LBS Marg (the major road link with the eastern suburbs) has enticed major developers to come up with high-end residential and township projects along this corridor. Organised retail development has also started, albeit on a modest scale.Of late many developers like Kalpataru, Neptune Group, Mayuresh Group, Marathon group etc have stepped into the residential real estate in the area. This is gradually changing the whole cityscape. Where earlier stood slums, today there are towering dreams.
What’s in store?
The future is bright. 2 Major developments that will drastically change the travel routes & lead to further development are the Metro Line 4 & the Mulund-Goregaon Link Road (MGLR)
Construction of Metro Line 4, which connects Kasarvadavali in Thane to Wadala is already underway. This will directly connect to the existing metro line at Ghatkopar. Metro line 3 (Arrey Colony to Cuff Parade) connects to the existing line at SEEPZ as well. All 4 lines are set to be completed by Dec 2021. This will be a major boost in connectivity.
The other major road development is the Mulund-Goregaon Link Road (MGLR). This 12.7 km, 6 lane road is set to connect Film city in Goregaon to Mulund, with a 4.7 km stretch running under the Sanjay Gandhi National Park. This recently got the nod from the National Board for Wildlife in Feb. The only approval pending now is that of the forest department, and then construction can commence. This will be a major boon & reduce the traffic on the JVLR considerably.
Add to this the major road widening proposals under the new development Plan & the proposed real estate development in the area including prime commercial spaces coming up along the LBS and we have a new & transformed Bhandup.
